Madison County MS Growth: Data Centers, Jobs & Land to Watch

by Kreschia Williams

Madison County, MS growth is the story I'm asked about most this year, and for good reason. Between Amazon's data center campuses, new manufacturing across Rankin County and a funded I-55 widening, the Metro is changing quickly. I can't predict the future, and I'm wary of anyone who claims to. What I can offer is a clear, sourced summary of what's actually been announced.

Amazon Data Centers in Madison County, MS

In January 2024, the Madison County Economic Development Authority announced that Amazon Web Services was building multiple data center campuses in two Madison County industrial parks, with a planned $10 billion investment and at least 1,000 new jobs, then described as the largest economic development project in Mississippi's history. On April 9, 2026, the Governor's office announced a further $12 billion from Amazon in central Mississippi:

  • $11 billion to expand its Madison County data center operations, creating 700 new jobs
  • $1 billion in Clinton, retrofitting the former Delphi plant, creating 100 jobs
  • A total planned Amazon investment in Mississippi of $25 billion, with more than 2,000 jobs expected statewide

Amazon is already posting data center roles in Canton. Example listing

Powering the Growth: Entergy's Traceview Plant in Ridgeland

Entergy Mississippi is planning the Traceview Advanced Power Station, a 754-megawatt natural gas plant north of West County Line Road in Ridgeland, between Livingston Road and the Natchez Trace Parkway. Entergy describes it as a more-than-$1 billion investment, with construction starting in 2026 and service expected in 2029. The plant would occupy about 75 acres of a 585-acre property. New Jobs in Rankin County: Pearl and Brandon

Siemens Energy in Pearl, MS

Siemens Energy broke ground on July 17, 2026, on a $300 million factory in Pearl that will build high-voltage switchgear and is expected to create up to 300 jobs. It's the company's second Mississippi plant, and the campus will include a training center. Source: Siemens Energy

International Paper in Brandon, MS

International Paper announced a $225 million, 468,000-square-foot packaging facility on an 80-acre site in Brandon at Rankin First's East Metro Center. Construction was expected to begin in June 2026, with operations anticipated in late 2027. Source: Rankin First

Road Projects: I-55 in Madison County and Lakeland Drive

In May 2026, MDOT secured state and federal funding for two widening projects:

  • I-55, Madison County: four lanes to six between the MS 463 and Gluckstadt Road exits, with new interstate lighting. About 70,000 drivers use that stretch daily.
  • Lakeland Drive (Hwy. 25), Rankin County: six lanes from Grants Ferry Road to Highway 471, with two roundabouts on Highway 471. Nearly 20,000 drivers use it daily.

Construction could begin as early as spring 2027 and take two to three years. Source: WLBT, May 14, 2026 The Madison County Business League also reports new Reunion Parkway on- and off-ramps as part of the I-55 plan. Source: Madison County Business League

Land for Sale in Madison and Rankin County: Where Interest Is Focused

I won't call any spot "the next big thing." But in my conversations with buyers and builders, these areas come up most, largely because of the projects above:

  • The I-55 corridor in Madison County, from the MS 463 area through Gluckstadt toward Canton
  • Lakeland Drive toward Highway 471 on the Reservoir side of Rankin County
  • Around Brandon and Pearl, near the new Siemens Energy and International Paper sites
  • Clinton, where the former Delphi plant is being retrofitted

Before purchasing land, the details matter most: zoning, water, sewer and power, road access, flood zones, deed restrictions and covenants, and any planned right-of-way. I help clients work through each of these, and the city or county planning office always has the final word.
